Joe: Hi folks, it's Joe Bruno. We're probably 4+ months Into construction at this site. I'm actually in my new office, and you can see furniture behind me. It's built out pretty well. There's a little more finishing that has to be done but We're coming to a point now at the site where virtually all of the offices are enclosed. Most of the glass, if not all, has been installed. Floors— Carpeting has been installed in offices. We poured finished concrete in the open areas— much of the area. Lots of work is being done in the center area— the core, where the board room is and the breakout room.

Joe: We've had a lot of support. Marc and I, and Gary, and Chris Mastrangelo most recently, and Mary, and Garth, and Ryan, and Russell have done a lot of work along this past 4 months plus making sure that every day we come here, every week we meet, we're ready to go, and we're ready to have a meeting in a few minutes. So I think what I'm seeing now is an office that is built; an office that is ready to be finished, but it's a big office, so finishing your home, your apartment is one thing, finishing 44,000 square feet is another. So we're still without a doubt, a month and a half away from being in a really completed office. But if that happens, which should put us somewhere around late August, that would be around our timeframe. We're doing a lot of work on the issue of our temporary C.O. We're doing a lot of work with the Department of Health to ensure our school can get in on time. Where that all lands is somewhat bureaucratic relationships which we cannot control. We're doing our best to control it all. By the way, we still run the agency; We just completed our golf outing, which was a terrific success. We're working now toward our Gala on the 13th of September at the Liberty Warehouse in Brooklyn. That will be a big task undertaken by lots of folks including me. So I'm feeling really good about where we are today. So. I hope that next time I do one of these,  you're going to see a lot more furniture set up, You're going to see a lot more finished offices, and we'll be a lot closer to move in. See you then!
